Some of the principal objectives in developing this project:

Distribution of the different spaces according to their relative importance and need for good views and sunlight.

Durability and low maintenance.

Dual purpose upper terrace. On the one hand, provide the building with a magnificent, south oriented terrace with excellent views of the port, and on the other to locate the installations for air-conditioning and telecommunications.

High quality exterior areas, featuring attractive pavements and lightning, in keeping with the local environment (Marina, future Museum of Marine Archaeology, future Aditorium and Congress Centre).

Design comfortable areas around the downstairs café, by creating a suitable micro-climate with pergolas and vegetation.
